In this set of photos we had to repair the canopy roof above the door for a letting agency in Sutton, Surrey. As you can see, it was in a very bad way.

Here are a set of photos where we refreshed the front of Patricia Shepherd Letting Agents in Sutton, Surrey. We painted the top half, above the shop white and the sides of the shop front black.

We painted the front door and wooded windows on this property in Tooting, London for a landlord. All surfaces were sanded, and painted with weather shield oil base paint.

Here is the front of a bungalow that was freshen up in Wallington, Surrey for a letting agency. We carried out a full painting refurbishment on the inside, along with other repairs to get the property ready for new tenants.

Chipstead

We carried out some major repairs on this property in Chipstead, Coulsdon for a homeowner. The window sills and some edging on the wooden doors had a lot of rot that needed to be cut out and repaired.

Chipstead

We had some fun restoring this summer house for a homeowner in Chipstead, Coulsdon. There was a lot of rot around the bottom and some damaged sections on the roof. We got it all restored and ready for the owner to enjoy the garden in the summer.

Purley

Another Garage painted of a homeowner. This one was completed in Purley, Croydon. The homeowner just wanted a freshen up, so we scrapped all of the loose paint off and painted.

Another shop front painted in Sutton, Surrey for a shop keeper. We removed all loose paint and filled where needed, then painted all areas with Zinsser sealer and black allcoat.

Carshalton

This is a living room we painted for a homeowner is Carshalton, Surrey. We had the ceiling plastered for us and painted the room in this green chosen by the owners.

Worcester Park

We painted this hallway for a homeowner in Worcester Park. All ceilings, walls, and woodwork was sanded and painted.

Sutton

We completed this hallway in Sutton, Surrey for a landlord. The property was occupied at the time of completion. We painted all ceilings, walls and woodwork, plus stained the doors and handrails.

Carshalton

This bedroom was painted for a homeowner in Carshalton, Surrey. The homeowner has just had a new loft conversion completed, then we came in to carry out the painting work for them. All surfaces had new plaster and timber.

This is in the same property with the new loft conversion in Carshalton, Surrey. So like above, all surfaces were new plaster and woodwork.

Ewell

We paint this kitchen dinner and utility room for a homeowner in Ewell, Surrey. The owner had all wall tiles removed and plastered, they also had new spot lights fitted in the ceiling.

Caterham

The homeowner of this property in Caterham, Croydon, had a new front door and window fitted along with a new internal door to create a porch. All walls in the new porch area had new plaster. We sealed the new plaster and painted the whole hallway.

Coulsdon

This area under the bay window either side of the radiator had started to form cracks. We removed the radiator and repaired the wall with plasterboard. We then plastered and painted the area for the homeowner.

Sutton

This room in Sutton, Surrey needed to be refreshed for a tenants new house mate. You can see some slight staining on the walls, so we came in and gave the walls a freshen up.

End Of Tenancy Painting

Coulsdon

This is a property we refurbished in Coulsdon, Croydon. We carried out a full redecoration, waste removal, plus fitted a new kitchen and bath (photos in kitchen & bathroom section). The first set of photos are of the main bedroom, the property was in a very bad way. The tenants never complained about anything, so the landlord assumed everything was fine.

The next photos are of the hallway, stairs and landing. The whole place was rotten, but the outcome was amazing. We put a lot of work into this property.

The living room dinner is next. The floor layers we got in done a really good job.

And next is the small bedroom. You can see the ivy growing up the window. The whole garden was covered, you couldn't get out of the back door.

Wimbledon

This is a different end-of-tenancy we completed in Wimbledon, London. We only had to paint the kitchen/dinner and hallway in this property. The house was amazing.

Sutton

In the next set of photos is a property we painted in Sutton, Surrey. The first photos are of the kitchen and bathroom. This was just a quick freshen up, we only painted the walls and woodwork.

These three photos are of the living room. Some of the walls were white, we painted all walls with polished pebble and the stained window frames had a sand, fill and two new coats applied.

Here are two photos of the hallway. The original wall colour was white, we painted all walls throughout the property with a light grey polished pebble and all woodwork was undercoated followed by a finish coat of white eggshell.

And finally the bedroom, the original wall colour was a darker grey which the previous tenants had painted, they had also painted the edge of the windows. We painted the walls with the lighter grey colour that we had used throughout and painted the windows to match the rest in the property.

Cheam

This property was painted in Cheam for a letting agency. The whole property was painted white, ceiling, walls, and woodwork. We also carried out some repairs while we were there.

Repairs & Maintenance

Sutton

We carried out some repairs in this property to get it ready to let. We fitted a new toilet seat, refixed the bath panel, secured a bedroom door lock and planned a cupboard door that wasn't closing.

A new set of horizontal blinds were fitted in this property for a landlord in the kitchen, bedroom, and living room. All blinds had to be cut to size. In total, we installed six blinds as the living room bay window had four blinds installed.

We fitted two new pairs of door handles with new latch in this property in Sutton. Work was completed for a local letting agency.

In this rental property in Sutton, the shower door located in the bedroom had broken off from its hinges. We removed the old door and frame, then installed a new shower door. We also reseal the frame and tray. We are due to return to also paint the room.

This rental property is Sutton had a new bathroom cabinet fitted, along with a new p-shape bath panel.

We removed the uPVC handle and locking mechanism on this uPVC window, to fit a new gear box and handle. The gear box on the rental property had become damaged, which also damaged the spindle to the handle.

Mould Wash

Sutton

This is a mould wash that we completed in a rental property in Sutton. The first set of photos you can see a little bit of mpuld along the window sill. We scrapped back all flaking paint and cleaned the area with a chemical mould clearer. The wooden sill was then filled and sand, then painted with two coats of Zinsser PermaWhite Satin mould paint. The mould on the walls took several cleans to remove the mould. Once the mould was removed, we painted the area with three coats of Zinsser PermaWhite Matt mould paint.

This was a mould wash and treatment paint we completed for a letting agency, the property was in Sutton. It was a two bed flat, with two teenagers sharing a room. They had a previous roof leak that didn't help the humidity within the property, plus it had very poor air flow. The property had mould spores throughout the whole property. This first set of photos are from the teenagers bedroom. We cleaned off the mould, using a chemical mould cleaner , sealed the areas, then painted the room with three coats of Zinsser PermaWhite mould treatment paint.

The second area was in the kitchen. We carried out the same process throughout the property.

This is the parents bedroom. There is still a small amount of mould but not as much as the teenagers bedroom.

This is the living room, again, not the worst room, but it still had some mould.

Fencing

Carshalton

In this property, we installed a row of new fence pamels for a homeowner. We use concrete slotted post and gravel boards, with lovely close board panels. We had a skip delivered for all our waste and some more waste that the owners wanted to dispose of.

Whyteleafe

This is a fence that we installed for a homeowner in Whyteleafe. We used wooden posts and gravel boards.

Sutton

We installed this row of fence panels for a homeowner in Sutton after they become loose and damaged in a storm.

Wallington

A new fence panel was installed for a letting agency in Wallington. We took down the old panel and disposed of all waste, we then installed a new panel for the tenants.

This fence was installed for a letting agency in Sutton, using concrete posts and gravel boards. We also built the pvc shed.

Basic Plumbing

Carshalton

In this rental property in Carshalton, we had to fit a new popup waste and trap on the basin.

This is a new bath we installed for a letting agency in Sutton. Including, new mixer tap with shower, shower screen and bath panel.

In this rental property, the basin tap was damaged, so we were asked to swap it out and install a new one.

Wallington

We fitted new waste in this rental property in Wallington. The old waste were both leaking and had to be changed.

Kitchen & Bathrooms

This is a bathroom refurbishment we completed for a letting agency in Sutton. We ripped the old bathroom out, replastered the room, and fitted a new bathroom suite. We installed white metro tiles with a grey grout above the bath and basin, and along the box. The whole room was then painted with Zinsser PermaWhite mould treatment paint.

This is a kitchen refurbishment we completed for a letting agency in Sutton. We ripped the old kitchen out, plastered the room, and fitted a white Howdens kitchen. We then used white metro tiles with a grey grout. we painted the room with Zinsser PermaWhite mould treatment paint.

This was a bathroom refurbishment we completed for a landlord in Sutton. We ripped the old bath out as it had a bad leak, which had damaged the floor. We reused the old toilet and basin, but installed a new walk-in shower.

Coulsdon

This is a kitchen refurbishment that we completed for a landlord in Coulsdon. The landlord said that he hadn't seen the property for nearly 20 years, and that tenant never complained about anything. We ripped the old kitchen out and fitted a new Howdens kitchen. The walls was dot & dabbed with plasterboard and plastered. We then installed white tiles with a grey grout. We then used Zinsser PermaWhite mould treatment paint on the ceiling, walls and woodwork.

Coulsdon

This was a bathroom refurbishment that we completed for a landlord in Coulsdon. The landlord said that he hadn't seen the property for nearly 20 years, and that tenant never complained about anything. We ripped the old bathroom out and installed a new bathroom suite. We swapped the room around so a shower can be installed with good head height. To do this we had to build a stud wall at the end of the bath, as we couldn't fix the shower screen on the wall where the window was. We then used white metro tiles with grey grout above the bath and basin, and installed a new shower screen.

Development Company Remedials

We currently have a two year contract with a development company to carry out remedial work in an apartment block with 30 units, the block is in Redhill, but we are also starting another one soon in Reading. Most of the work completed has been when a unit sells, but we do return if a problem is raised.

One of the job we had was to clean the cement off from the walls and paths. We also had some cleaning to do on the balcony areas.

Some slabs also needed to be swapped out and cleaned up.

Some of the brick work also needed to be tidied up on. You can see that the pointing was very messy and block paving was used in places instead of bricks.

We have also carried out some basic plumbing jobs. Other jobs we have completed are, leaking isolation valves, loose kitchen sink taps and water cylinder heating elements.
